AC Replacement in West Palm Beach: Historic to New

AC installation and full-system replacement across Miami and South Florida.

West Palm Beach AC systems span 100 years of housing. A 1925 Northwood bungalow has a closet-sized air handler tucked into an attic or a back closet, with a condenser shoehorned into a tight side yard. A 1960s SoSo ranch has a typical split system. A 2018 Flagler Park new build has a 16 SEER unit with the same wear patterns as every other Florida new build. Different installs, same right-sized approach.

We do full AC and HVAC replacement across all of West Palm: Northwood, El Cid, SoSo, Flamingo Park, Prospect Park, the downtown towers, and the newer Flagler Park and Northwood Hills builds. Right-sized systems, code-compliant install, historic-district awareness where it applies.

The bungalow holds 75, the ranch holds 75, the new build holds 75. The bills come down.

West Palm housing eras and AC sizing

Pre-1940 homes (Northwood, El Cid) are typically 1,000 to 1,500 square feet with a 1.5 to 2 ton load, often with no original ductwork (the AC was retrofitted later). 1950s to 70s ranches (SoSo, Flamingo Park) are 1,200 to 2,000 square feet with a 2 to 3 ton load. New builds (Flagler Park, Northwood Hills) are 2,000 to 3,000 square feet with a 3 to 4 ton load and full duct systems.

Historic district considerations

Some Northwood and El Cid streets are inside locally designated historic districts. Condenser placement in a street-facing location can trigger historic review; placement in a side or back yard typically does not. We check before we cut.

Palm Beach County permits

Full system replacements pull through the City of West Palm Beach building department under Palm Beach County. We pull, schedule rough-in and final inspections, and close in your name.

Historic bungalows: small system, careful install

A 1925 Northwood bungalow typically needs a 1.5 to 2 ton variable-speed system. The air handler goes in the attic or a back closet, the condenser goes in the side or back yard (never street-facing in a historic district), and the line set runs through the wall cavity for a clean finish. Original ductwork is rarely present; we install supply and return ducts in the attic with insulated flex or rigid where the framing supports.

Mid-century ranches: full system, sometimes new ducts

A 1965 SoSo or Flamingo Park ranch usually has an attic duct system that has aged. We inspect, seal leaks, and quote new ducts separately if the existing system is compromised. The replacement system is sized to the load with a Manual J calculation.

New builds: install only

A 2018 Flagler Park or Northwood Hills new build has fine ducts and a fine envelope. The replacement system goes in clean: right-sized variable-speed, smart thermostat, hidden line set if possible, condensate drain to code.

Refrigerant and the install details

R-454B refrigerant on every new install. Condensate drain with a proper trap and a float switch (this matters in attic-installed air handlers where overflow stains the ceiling below). Disconnect, breaker, line voltage all to current code. Service Finance and Renew Financial financing is available for qualified homeowners.

Questions

AC / HVAC in West Palm Beach — FAQ

Still not sure? Call us at (786) 789-2912. We'll give you a straight answer.

Can you install AC in my 1925 Northwood bungalow without damaging the historic character?+

Yes, this is a regular scope for us in WPB. We place the air handler in the attic or a back closet, route the line set through the wall cavity, install the condenser in the side or back yard (never street-facing in a historic district), and add supply and return ducts in the attic. The exterior of the home looks unchanged.

Do AC installs in West Palm Beach trigger historic-district review?+

Condenser placement in a street-facing yard inside a historic district can. Side and back yard placement typically does not. Air handlers in the attic and ducts in the attic generally do not trigger review either. We check the parcel and the district overlay before we cut, and file with the WPB historic preservation office if a placement requires approval.

Do I need new ductwork when I replace the AC in my SoSo or Flamingo Park ranch?+

Usually not, but sometimes yes. Older ranches often have attic ducts that have aged or been disturbed by storage. We inspect the duct system as part of every estimate, seal what we can, and quote duct replacement separately only if the existing ducts are crushed, undersized for the new system, or contaminated past the point of cleaning.
