Those homes have roofs. Those roofs deal with salt air, intense sun, and the same Miami-Dade HVHZ rules as the rest of the county.

Aventura single-family stock

Most Aventura single-family homes are 1980s and 1990s builds along the Country Club Drive corridor and adjacent streets. They are typically 2,500 to 4,500 square feet, single or two-story, with tile or shingle as the original roof and a saltwater body (lake, canal, intracoastal) within a few hundred yards.

Coastal exposure and marine-grade hardware

Salt air on the Aventura coast eats standard galvanized fasteners noticeably faster than inland Broward. We default to stainless steel ring-shank nails for the shingle install, hot-dip galvanized for the flashing, and copper or stainless for any exposed valley or chimney metal. The cost difference is small relative to the install life it adds.

Miami-Dade HVHZ permits

Roofing in Aventura pulls through the Miami-Dade County permit office under HVHZ rules. Every product we install carries a Notice of Acceptance for HVHZ use. We pull the permit, schedule the tear-off, dry-in, and final inspections, and close the permit in your name.

Materials that survive coastal exposure

For Aventura shingle replacements we install architectural asphalt with the salt-air durable accessories: stainless or hot-dip galvanized fasteners, marine-grade synthetic underlayment under field shingle, peel-and-stick over the perimeter and the high-risk areas. For metal we use Galvalume coated steel with Kynar finish or aluminum standing seam (aluminum holds up better than steel in a salt environment).

Tile re-roofs and the weight question

Original tile roofs on Aventura homes are typically concrete or clay set in mortar or mechanically fastened. When we re-roof a tile, we strip back to the deck, install new HVHZ-rated underlayment (peel-and-stick over the entire field is the current best practice for tile), and reset or replace the tile. We confirm the structure was built for the tile load before we re-tile; some 1980s homes were spec'd for shingle and got tile added later, which we identify in the estimate.

Flashing and the weak points

Coastal failures happen at the flashing, not the field. Chimney, skylight, valley, sidewall: we replace all of it as part of any Aventura re-roof. New step flashing, new counter-flashing where possible, peel-and-stick under every penetration.

Wind mitigation, every time

After install, we schedule the wind-mitigation inspection so the carrier can apply credits for the new shingle or tile attachment, hurricane straps, secondary water barrier, and roof shape.
