Boca Impact Windows: Estate-Grade Glass Without the Theater

For higher-end Boca homes, the impact-window upgrade is about finish and fit, not just hurricane code. Here is what changes when you spec CGI Estate over the default line.

Walk into a Royal Palm or Stonebridge home and look at the windows. The frames are deeper, the sightlines are cleaner, the operating hardware has a substantial feel, and the proportions of the glass-to-frame ratio look right against the room. Those are not the standard PGT WinGuard windows.

For higher-end Boca homes, the impact-window upgrade is as much about finish and fit as it is about hurricane code. We need to talk about why that matters and what changes when you spec the upgrade line.

The standard line versus the estate line

PGT WinGuard is the most-installed impact line in South Florida for good reason. The cost-to-quality ratio is hard to beat, the Miami-Dade NOA portfolio covers every typical configuration, and the manufacturer warranty is solid. For a 2,000 square foot suburban home with standard rectangular openings, it is the right choice.

CGI Estate (the upgrade line) is a different product. Heavier aluminum extrusions throughout the frame. Deeper sightlines that look more like traditional millwork. Higher impact ratings on some configurations. Hardware with a more substantial feel. The standard configurations are all there (single-hung, double-hung, casement, sliders, French doors) but the visible quality from inside the room is meaningfully different.

For a Boca estate home where the windows are 25 percent of the visible interior wall surface, the upgrade is worth the price difference. For a suburban tract home where the windows are functional but not decorative, the standard line is the right call.

The arched and custom-shape consideration

A lot of older Boca homes (the Camino Real corridor, Royal Palm, Mizner Park area) feature arched top windows, half-rounds, eyebrow shapes, octagons, and other custom geometries that take longer to manufacture and require precise field measurement.

We measure during the initial visit, account for the manufacturing tolerance on each custom shape, and confirm the order before submission. Expect 10 to 14 weeks of manufacturing lead time on the custom shapes, compared to 4 to 8 weeks on standard rectangular configurations.

The custom shapes are typically priced individually because each one is a one-off manufacturing run. The quote itemizes them so you can see exactly where the budget goes.

The architectural review process

Royal Palm, BocaWest, Polo Club, St. Andrews, Stonebridge, and most of the other Boca gated communities have binding architectural standards for window replacements. Frame color, grid pattern, glass tint, and operational style are all regulated.

The cleanest path is replacement-in-kind (same style, same dimensions, same look). Material or style changes (going from arched to rectangular, or from divided-light to single-pane glass) require additional review and documentation.

We pull the community spec at signing, prepare the documentation package, and submit on your behalf. Approval typically takes one to four weeks depending on the community. We sequence material orders so you do not pay restock fees on windows that have not been approved yet.

The salt-air upgrade for east-side Boca

For homes east of US-1, particularly near the Intracoastal or in oceanfront-adjacent communities, salt exposure is real. We recommend marine-grade hardware on hinges, latches, and operating mechanisms. The standard hardware finishes work for most of South Florida. The east-side Boca homes are different.

The marine-grade upgrade costs modestly more and extends practical service life by decades. For homes within a mile of saltwater, it is the right call. We will tell you honestly whether your specific home needs it based on the exposure.

The look from the street

In Boca more than most cities, the visible quality of the impact-window install matters for resale value. A clean perimeter sealant line, properly mitered interior trim, hardware that aligns and operates smoothly, and a finish that holds up to close inspection: those details are what separate an OK install from a Boca-grade install.

We invest extra crew time on these details. The crew lead walks every opening at the end of the day to check alignment, sealant lines, and trim consistency. The architectural committee notices. The buyer five years from now notices.

Palm Beach County carriers writing in Boca apply the wind-mitigation credit on fully opening-protected homes. For Boca estate homes with already-meaningful annual premiums, the percentage credit translates to substantial dollar savings.
