Homestead Impact Windows: A City That Remembers Why They Matter

Hurricane Andrew rewrote the code in 1992. Homestead lived through the rewrite. Here is why impact windows in this city are more about memory than marketing.

In most South Florida cities, the impact-window pitch starts with hurricane preparedness and gradually pivots toward energy savings and noise reduction. In Homestead, you do not need to make that pitch. The hurricane part sells itself, because Homestead remembers.

August 24, 1992. Andrew. The category five storm that rewrote the Florida Building Code, leveled neighborhoods, and made every homeowner in this city pay attention to wind protection in a way that no marketing campaign ever could. Thirty-plus years later, the memory is part of the city's identity.

Here is what that means for impact windows in 2026.

The pre-Andrew install reality

Most Homestead homes built before 1992 used standard aluminum single-pane windows. Some had storm panels stored in the garage. Most did not. The wind ratings of those original windows were what was available at the time, which by the standards of 2026 was minimal.

A lot of pre-Andrew homes either did not survive the storm or were significantly damaged. The post-Andrew rebuild brought stronger structural framing, proper hurricane straps, and the option (then not the requirement) of impact-rated openings.

For homes still on their pre-Andrew window configurations, the impact-window upgrade is meaningful both for storm protection and for code-compliant insurance coverage.

The post-Andrew rebuild homes

Homes built or substantially rebuilt after 1995 in Homestead generally have code-compliant structural framing. The original window installation was sometimes impact-rated and sometimes not, depending on the builder, the year, and the homeowner's choices at the time.

For homes with original non-impact windows from the 1995 to 2008 era, the upgrade now is straightforward. The structural framing supports impact-rated assemblies. The Miami-Dade NOA approvals cover every typical Homestead configuration.

The wind exposure that drives the spec

Homestead has less tree cover than inland Miami-Dade. More open agricultural land to the west. The geographic exposure that 1992 made famous is still real in 2026. The roofs that last in Homestead are the ones installed with that reality in mind. The windows are the same conversation.

Every impact window and door we install in Homestead carries a Miami-Dade Notice of Acceptance. The NOA assembly is rated for the missile-impact test and the cyclic-pressure test required for HVHZ use. The anchor pattern is appropriate for the substrate (masonry for CBS construction, wood-frame schedule for the older homes).

The hardware finish for the conditions

Standard frame finishes hold up well in Homestead. The dust load from the agricultural fringe is higher than central Miami-Dade but it does not affect the impact glass itself. The hardware (latches, lifts, hinges, operating mechanisms) benefits from corrosion-resistant options for homes within a mile of the bay (eastern Homestead near Biscayne).

For inland Homestead homes (west of the turnpike, near Krome Avenue, agricultural-fringe areas), standard hardware is fine. We will tell you honestly whether your specific home needs the marine-grade upgrade.

The insurance pressure

Homestead homeowners often see meaningful insurance premium pressure because of the geographic exposure. A fully opening-protected home (every window and door impact-rated, or impact plus approved shutters) qualifies for the maximum wind-mitigation credit. The annual premium drop is often substantial, sometimes thousands of dollars per year.

We hand you the wind-mitigation inspection report the day we close the permit. You submit it to your carrier at the next renewal for the credit.

The PGT and CGI line choices

For most Homestead homes we install PGT WinGuard. The cost-to-quality ratio is hard to beat for the price point. CGI Estate is the upgrade for heavier extrusions. ES Windows is the import option for specific architectural projects or custom shapes.

For homes in the agricultural fringe with simpler architectural styles, the standard PGT line is usually the right choice. For homes in central Homestead or east-side homes with more architectural detail, the CGI Estate line is sometimes worth the upgrade.

The bilingual project option

Some of Homestead does business in Spanish. We handle the project in either language. Estimate, contract, daily updates, final walk-through, and paperwork can all happen in Spanish.

The Miami-Dade County permit

We pull the permit through the Miami-Dade County online system. Standard residential processing is typically a few business days. Mid-project inspection, final inspection at completion. We close every permit before we leave.

The financing nod

Service Finance, Renew Financial, GoodLeap, and Ygrene work with qualified Homestead homeowners. Some programs offer zero down or no payments for the first 12 to 18 months. The new lower insurance premium often covers a meaningful chunk of the monthly payment.

The hurricane-season timing

We can usually deliver an impact-window install before hurricane season starts (June 1) if you sign by mid-March. Manufacturing lead time is 4 to 8 weeks for standard PGT orders, longer for custom shapes. Install is 3 to 7 days for most full-house jobs.

If you wait until July, the install can still happen but the materials might not arrive before the peak of the season. Plan early if pre-season completion is the goal.
