Kitchen Remodeling in Homestead, FL: South Dade Houses, Real Kitchens

Kitchen remodeling in Miami and South Florida built around how you actually cook and entertain.

Homestead kitchens have two eras and one consistent problem: they were built fast, they were finished cheap, and you have been working around their layout for years. The 1970s ranch off Krome has a galley kitchen with a side door to the carport and oak cabinets that have outlasted most marriages. The 2005 Keys Gate or Malibu Bay home has an L-shape with a peninsula, granite-look ceramic counters, and a builder-grade appliance package that was already dated when you closed.

We do full kitchen remodels across Homestead, Florida City, Leisure City, and the South Dade communities running to the Turnpike. Real cabinetry, real quartz, layout changes when they earn it, lighting and ventilation that actually work.

South Dade kitchens can be the calm and capable room you want, not the one you apologize for.

Two Homestead kitchen worlds

Older south of Mowry, Florida City: 1960s and 70s CBS ranches with 10x12 galley or L-shape kitchens, original cabinetry, often a back door to the carport. Newer Keys Gate, Malibu Bay, Waterstone, Coquina Lakes: 2003 to 2008 developer builds with U-shape or L-shape kitchens, builder-grade granite, white or black appliance package.

Miami-Dade permits, South Dade counter

Kitchen remodels in Homestead pull through Miami-Dade County via the South Dade permit counter. South Dade tends to move a little quicker than central county, which we appreciate. We pull, schedule the rough-in and final inspections, and close the permit in your name.

Post-Andrew framing is usually clean

Homestead and Florida City rebuilt or retrofitted most of their housing after 1992. That means the framing under most Homestead kitchens is generally cleaner than older parts of Miami-Dade, which makes load-bearing wall analysis and beam installs more predictable.

Older ranches: open up the kitchen to the living room

In a 1970s Homestead ranch the kitchen is usually a closed-off 10x12 with one entry. The high-leverage remodel: remove the wall between the kitchen and the living or dining room (load-bearing about half the time, beam engineered if so), pull the original cabinetry, install a 4x7 island where the wall used to be, and rebuild with semi-custom cabinetry, quartz tops, and a real range hood. The transformation is straightforward and dramatic.

Newer Keys Gate and Malibu Bay homes: finishes and layout fine-tuning

In a 2005 Keys Gate or Malibu Bay home the framing is fine, the peninsula is in the way, and the finishes are dated. We pull the peninsula, install an island where the layout supports, replace cabinetry with semi-custom, swap granite-look ceramic for quartz, replace the builder-grade appliance package with a real one, and add a real range hood vented to exterior. The kitchen reads custom instead of contractor-grade.

Cabinetry that takes Florida humidity

We install factory-finished cabinetry with dovetail boxes, soft-close hardware, full-overlay doors, paint or stain to spec. We default to dovetailed plywood boxes over particleboard for cabinets that will see Florida humidity through an AC outage. Soft-close on every drawer and door.

Lighting, ventilation, electrical brought current

Layered lighting: recessed cans on dimmers, under-cabinet LED, pendants over the island. Range hood vented to exterior (Florida code, and your roof and attic will thank you). Dedicated 20-amp small-appliance circuits, GFCI protection, a real range circuit. Service Finance and Renew Financial financing is available for qualified homeowners.

Questions

Kitchen in Homestead — FAQ

Still not sure? Call us at (786) 789-2912. We'll give you a straight answer.

Can you open up the wall between the kitchen and living room in a 1970s Homestead ranch?+

Usually, yes. About half the time the wall is load-bearing, in which case we engineer a beam and pull the permit. The other half it is a partition and we just remove it. The open-plan conversion with an island in the middle is one of the highest-impact remodels we do in older Homestead housing.

Do you remodel kitchens in Keys Gate, Malibu Bay, and the newer Homestead developments?+

Yes. In those communities the framing and slab are fine, so we focus on swapping the peninsula for an island, replacing builder-grade cabinetry with semi-custom, upgrading granite-look ceramic to quartz, replacing the builder appliance package, and adding a real range hood vented to exterior. The room jumps a full grade.

Where do you pull permits for kitchen remodels in Homestead?+

Through Miami-Dade County via the South Dade permit counter. We are the contractor of record. We pull, schedule rough-in and final inspections, and close the permit in your name. The closed permit and our cabinetry and appliance warranties are part of the hand-off.
